Rachel runs the permitting track. She came up at a downtown expediting firm where she submitted 200+ ADU sets across LADBS, Beverly Hills, Santa Monica, Pasadena, and Burbank. She joined the studio in 2021 to bring that institutional knowledge in-house.

Her work shows in the numbers: our average plan-check cycle on detached ADUs is 9.2 weeks (LA average for design-build firms is 14-16). Standard Plan track submittals run 3-5 weeks. She tracks every sub-reviewer — Building, Sanitation, LADWP, LAFD — and chases holds the day they appear.

Rachel holds a B.A. from USC and is a registered LADBS permit runner.
