Los Angeles Seismic Retrofit Contractor. the work you do before the next quake.

LA's seismic retrofit ordinances (most notably the city's mandatory soft-story program) put thousands of single-family and multifamily buildings under deadline. We design and install seismic retrofits across LA County: cripple-wall bracing, foundation bolting, soft-story moment frames and steel cantilever columns, and shear wall upgrades.

About Seismic Retrofit in Los Angeles

We work with structural engineers who specialize in LA's retrofit code path — and we coordinate with tenants and property managers when the work is on an occupied multifamily building.

What we resolve before drawings begin.

  • 01

    LADBS retrofit pathway

LA has defined retrofit code paths (e.g. Plan Sets A–E for soft-story). We work within these to keep permits and inspections clean.

  • 02

    Cripple-wall + foundation bolting

For older single-family bungalows, we bolt the mudsill to the foundation and brace the cripple walls with structural plywood. This is the highest-ROI seismic upgrade you can make.

  • 03

    Tenant coordination on multifamily

Soft-story work on apartments requires phased construction so tenants stay in place. We project-manage notice, parking, and access.

Seismic retrofit · the only remodel that pays back in earthquakes · Los Angeles spec

Brace + Bolt eligibility resets every year. A $7k retrofit qualifies for a $3k state grant and a 20%+ earthquake-insurance discount through CEA — the math is unambiguous.

  • California's Earthquake Brace + Bolt program offers $3,000 grants for qualifying pre-1980 single-family homes with crawl spaces.
  • CEA (California Earthquake Authority) insurance discounts of 20–25% apply once the retrofit is documented per FEMA P-50 / CEBC Appendix A3.

Material tiers · what you're actually choosing between.

MaterialLifespanInstalled in CABest forTrade-offs
Foundation bolting (5/8" all-thread or Titen HD)Permanent$3,500–$8,000 typicalPre-1980 homes with continuous concrete foundations.Requires crawl-space access; not feasible on slab homes.
Cripple-wall bracing (plywood shear panels)Permanent$5,500–$14,000Pre-1980 homes with > 4 ft cripple walls below first floor.Adds bracing nails through existing wiring — we map before we nail.
Soft-story retrofit (multifamily)Permanent$60,000–$250,000 per buildingMultifamily wood-frame buildings over open parking — required by LA Ordinance 183893.Tenant noticing and engineering schedule drive timeline more than construction.

Specification gotchas we resolve before contract.

  1. 01

    Brace + Bolt eligibility window.

Brace + Bolt registration opens annually (typically Jan-Feb). Miss the window and you wait a year — we calendar this for clients.

  2. 02

    FEMA P-50 vs. P-1100 documentation.

Grant + insurance discount require specific compliance documentation. We file the right form for the right program.

  3. 03

    Soft-story is a different program.

If you own a multifamily over carports, your retrofit follows LA Ordinance 183893 — not Brace + Bolt. Different engineering, different timeline.

Los Angeles · Seismic Retrofit FAQ

Questions Los Angeles homeowners ask first.

Start an LA seismic retrofit brief. We'll review LADBS notice (if any), engineer the upgrade, and write a fixed-scope contract.

  1. Does my LA building need a soft-story retrofit?
If LADBS sent you a notice, yes. Generally: pre-1978 wood-frame multifamily with parking or commercial space on the ground floor. We can review your specific address.
  2. What does a soft-story retrofit cost?
Most LA soft-story retrofits land $80K–$250K depending on building size, frame configuration, and finish restoration.
  3. What about single-family cripple wall + bolting?
Typical single-family cripple-wall retrofit + foundation bolting runs $5K–$15K. CEA grants are often available.
  4. How long does an LA soft-story retrofit take?
Most multifamily soft-story projects run 8–16 weeks on site after permit. Single-family cripple-wall + bolting is typically 1–2 weeks.
  5. Can tenants stay during a soft-story retrofit?
Yes — we phase the work so tenants remain in place. Most retrofit work is at the parking level or perimeter cripple walls, not inside occupied units.
