LA has defined retrofit code paths (e.g. Plan Sets A–E for soft-story). We work within these to keep permits and inspections clean.

Cripple-wall + foundation bolting
For older single-family bungalows, we bolt the mudsill to the foundation and brace the cripple walls with structural plywood. This is the highest-ROI seismic upgrade you can make.

Tenant coordination on multifamily
Soft-story work on apartments requires phased construction so tenants stay in place. We project-manage notice, parking, and access.
Brace + Bolt eligibility resets every year. A $7k retrofit qualifies for a $3k state grant and a 20%+ earthquake-insurance discount through CEA — the math is unambiguous.

If you own a multifamily over carports, your retrofit follows LA Ordinance 183893 — not Brace + Bolt. Different engineering, different timeline.
