Specification gotchas we resolve before contract.

    Underlayment is the actual waterproofing — not the shingle.

    We specify synthetic underlayment (GAF Tiger Paw or Owens Corning ProArmor) and self-adhered ice/water shield (Grace or GAF WeatherWatch) at every valley, eave, and penetration. Felt-paper bids are 1980s pricing for 1980s longevity.

  2. 02

    Step-flashing and counter-flashing must be metal, not caulk.

    The #1 leak we re-do for new clients: prior roofer caulked a sidewall instead of cutting in step-flashing under stucco. We saw-cut the reveal, slip in painted galvanized, and seal with backer-rod + sealant.

  3. 03

    Ventilation: net-free area to roof area must be at least 1:300.

    Under-ventilated attics in LA reach 160°F and bake the shingles from below — voiding most warranties. We add ridge vent, intake at eave (smart vents or static), and balance the math before tear-off.

  4. 04

    Title 24 cool-roof + CRRC listing for low-slope (≤ 2:12).

    Replacement of more than 50% of the roof on most LA jurisdictions triggers Title 24 cool-roof compliance. We pull a CRRC-listed product and submit the SRI value with the permit set.

  5. 05

    Solar-ready: lay down conduit pathways before re-roof.

    Owners adding panels within 5 years: we install a 1-inch EMT chase from attic to electrical room during re-roof for ~$300 — vs. $2,000+ for a retrofit penetration later.

    20-year nominal life, fails in 12–15 years in LA UV. Penny-wise / pound-foolish — the labor is identical to architectural shingle.

  • Cement-asbestos tile

    Pre-1980 product. We are not removing it; abatement requires a Cal/OSHA-certified contractor.
