    Sign the design agreement before quarter-end and we waive the standard $1,500 site-feasibility study — a hardened cost + timeline + zoning brief inside one business day.

    Standard Plan discount

    10% off plan fee

    Choose any of our six LADBS-pre-approved standard plans and we waive 10% of the design-build plan fee — typically $4,000–$8,500 in savings on a turnkey detached ADU.

    Eligibility

    • Detached and garage-conversion standard plans.
    • Lot must clear feasibility for the chosen plan.
    • Available for permits filed before December 31, 2025.

    Discount calculated on published plan fee, applied at construction contract execution. One discount per project.

    Permit expediting credit

    $3,000 toward LADBS

    On detached ADUs over 750 sq ft we put $3,000 toward third-party permit expediting through our LADBS-trained runner — typically shaving 10–18 calendar days off plan check.

    Eligibility

    • Detached ADUs 750 sq ft or larger.
    • Project located within City of Los Angeles boundary.
    • Plans must clear first-round corrections within 7 days.

    Credit applied against expediting invoice; unused balance is forfeited. City fees and additional rounds of corrections billed separately.

    Veterans, first responders & teachers

    $5,000 finish credit

    A standing credit of $5,000 toward finish upgrades — quartz, hardwood, premium appliances — for active and retired military, LAFD/LAPD, RNs, and California-credentialed teachers.

    Build-now financing rate buy-down

    1.0% rate buy-down

    Through our preferred construction-loan partner we cover the cost of a 1.0-percentage-point rate buy-down for the first 24 months of the construction draw period.

    Eligibility

    • Loans originated through a partner lender we introduce.
    • Minimum loan size $200,000.
    • Applies during construction draw period only.

    Buy-down credit paid directly to lender at closing. Rate after month 24 reverts to the underwritten rate. Subject to lender underwriting and Federal Reserve rate environment.
