Bay Area Roofing Contractor. the assembly that takes the winter.
Bay Area roofs take real rain — atmospheric-river storms that find every nail pop and flashing failure. They also take wind on Peninsula ridges and ember exposure on East Bay hillside lots. We replace, re-cover, and detail roofs across SF, Oakland, Berkeley, Walnut Creek, Fremont, San Jose, and the Peninsula.

About Roofing in Bay Area
Most of our Bay Area roofing work is fixed-scope replacement: tear-off, decking repair, underlayment, flashing, vents, and a 25-year material warranty — coordinated with the city's permit and inspection process.
What we resolve before drawings begin.
- 01
Title 24 cool-roof + Cal-Fire
Bay Area replacements over a threshold trigger Title 24 cool-roof; WUI / hillside lots add Cal-Fire Class A assembly + ember-resistant venting.
- 02
Flat / low-slope on SF flats + Eichlers
SF Edwardian flats and Peninsula Eichlers run TPO / PVC / torch-down — never asphalt. We pick the assembly per slope and parapet detail.
- 03
City-by-city inspection
Each Bay city runs roofing inspection differently. We schedule, document, and clear inspections.
A California re-roof is a 25–50 year financial decision dressed up as a one-week project. The shingle brand, underlayment, and flashing details matter more than the labor crew.
- Owens Corning, GAF, and CertainTeed control roughly 75% of the US asphalt-shingle market — every credible roofer specs one of the three.
- Class A fire rating is mandatory in CA WUI (Wildland-Urban Interface) zones; this rules out untreated wood shake outright.
- Cool Roof Rating Council (CRRC) listing is required to satisfy CA Title 24 prescriptive compliance on most low-slope replacements.

Material tiers · what you're actually choosing between.
CA installed pricing · 2025| Material | Lifespan | Installed in CA | Best for | Trade-offs |
|---|---|---|---|---|
| Architectural asphalt shingle | 25–40 years (warranty), 18–25 realistic in LA sun | $5.50–$9.50 / sq ft installed | Most LA single-family re-roofs, tract homes, ADU pitched roofs. | Asphalt degrades fastest on south-facing slopes; budget +15% for cool-roof colors. |
| Concrete tile (Eagle) | 50+ years (material), 30 years on underlayment | $10–$16 / sq ft installed | Spanish, Mediterranean, ranch homes — keeps original architecture intact. | Heavy (6–11 lb/sf). Often the underlayment fails before the tile — plan a 'lift & re-lay' at year 30. |
| Clay tile (Boral / US Tile) | 75–100 years on the tile itself | $15–$28 / sq ft installed | Historic and high-end Mediterranean revivals; HOA-required clay. | Most expensive option per square; framing must be verified. Repair tiles can be hard to color-match across decades. |
| Stone-coated steel (Decra) | 40–50 years | $13–$19 / sq ft installed | Hillside / WUI homes that need tile look without the weight, or cedar look without the fire risk. | Higher upfront vs. asphalt; some owners hear rain noise more loudly on cathedral ceilings. |
| Standing-seam metal (24-ga steel / aluminum) | 40–70 years | $14–$22 / sq ft installed | Modern ADUs, agricultural / barn-style aesthetics, very low-slope roofs. | Panel waves ('oil-canning') is a real cosmetic issue — specify striations or thicker gauge. |
| TPO single-ply (60-mil) | 20–25 years | $8–$13 / sq ft installed | Flat / low-slope ADUs and additions; required for most rooftop deck builds. | White TPO can pick up dirt and pool stains; needs annual rinse to keep cool-roof reflectance values. |
Specification gotchas we resolve before contract.
- 01
Underlayment is the actual waterproofing — not the shingle.
We specify synthetic underlayment (GAF Tiger Paw or Owens Corning ProArmor) and self-adhered ice/water shield (Grace or GAF WeatherWatch) at every valley, eave, and penetration. Felt-paper bids are 1980s pricing for 1980s longevity.
- 02
Step-flashing and counter-flashing must be metal, not caulk.
The #1 leak we re-do for new clients: prior roofer caulked a sidewall instead of cutting in step-flashing under stucco. We saw-cut the reveal, slip in painted galvanized, and seal with backer-rod + sealant.
- 03
Ventilation: net-free area to roof area must be at least 1:300.
Under-ventilated attics in LA reach 160°F and bake the shingles from below — voiding most warranties. We add ridge vent, intake at eave (smart vents or static), and balance the math before tear-off.
- 04
Title 24 cool-roof + CRRC listing for low-slope (≤ 2:12).
Replacement of more than 50% of the roof on most LA jurisdictions triggers Title 24 cool-roof compliance. We pull a CRRC-listed product and submit the SRI value with the permit set.
- 05
Solar-ready: lay down conduit pathways before re-roof.
Owners adding panels within 5 years: we install a 1-inch EMT chase from attic to electrical room during re-roof for ~$300 — vs. $2,000+ for a retrofit penetration later.
And the products we won't put on your house.
Untreated wood shake / shingle
Banned in CA WUI zones (Class A fire requirement) and a frequent insurance non-renewal trigger. Even Class A pressure-treated shake voids most home insurance policies.
3-tab strip shingles
20-year nominal life, fails in 12–15 years in LA UV. Penny-wise / pound-foolish — the labor is identical to architectural shingle.
Cement-asbestos tile
Pre-1980 product. We are not removing it; abatement requires a Cal/OSHA-certified contractor.

Bay Area · Roofing FAQ
Questions Bay Area homeowners ask first.
Start a Bay Area roofing brief. We'll review the existing assembly, fire-zone overlay, Title 24, and a fixed-scope contract.
What does a Bay Area roof replacement cost?
Most Bay Area single-family composition re-roofs land $22K–$55K. Tile $40K–$95K. Flat TPO $25K–$65K.How long does it take?
3–8 working days on a single-family. Multi-plane and SF flats run longer. Can you handle WUI / hillside fire requirements?
Yes — Class A assemblies, ember-resistant venting, and metal flashing across East Bay and Peninsula WUI zones.Do I need a permit to re-roof in the Bay Area?
Yes — every Bay city requires a permit for full roof replacement, plus Title 24 cool-roof documentation on most jurisdictions. We pull the permit and close the inspection. Can you re-roof a flat SF Edwardian or Peninsula Eichler?
Yes — we install single-ply TPO / PVC or torch-down on low-slope SF flats and Eichlers, with full edge and parapet detail. Asphalt is not appropriate at low slope.
