Los Angeles Whole Home Remodeling Contractor. the house, rebuilt.

Whole-home remodels are the deepest work we do — gut to studs, new MEP, structural upgrades, full envelope, new layout. LA is full of homes worth this investment: 1920s bungalows, 1930s Spanish, mid-century ranches, post-war tracts in the South Bay.

What we resolve before drawings begin.

  • 01

    Structural and seismic

Older LA homes often need foundation bolting, cripple-wall bracing, and shear panels. We address seismic during the rebuild — it's never cheaper to come back later.

  • 02

    Full MEP replacement

We replace electrical, plumbing, and HVAC as part of the gut, not patch over old systems. This is what makes the next 30 years quiet.

  • 03

    Historic overlays

Pasadena, Beverly Hills, parts of Hancock Park, and others have historic review boards. We engage them at concept, not at permit.

Kitchen intel · appliances, cabinetry, stone · Los Angeles spec

A 2025 LA kitchen remodel is 35% cabinetry, 25% appliances, 15% stone, 25% labor and trades. Brand decisions in those first three categories drive resale value more than layout.

The manufacturers we actually specify.

  • Sub-Zero / Wolf

    premium

    Madison, WI

Refrigeration + range / cooktop · the LA luxury default

Sub-Zero dual-compressor refrigeration is still the gold standard; Wolf range hood signature red knobs are a resale signal. Together they read 'real money was spent' to LA buyers.

    12-year sealed-system warranty (Sub-Zero) · 2-yr full Wolf

  • Thermador

    premium

    BSH (Germany)

Pro Grand range + Freedom column refrigeration

Star-burner pattern delivers genuinely better simmer performance than Wolf in our field testing. Freedom columns let you mix all-fridge + all-freezer.

  • Miele

    premium

    Gütersloh, Germany

    Dishwashers, steam ovens, plumbed coffee

Tested-to-20-years (vs. industry standard 10) — every other brand is replacing dishwashers at year 8.

    20-year design lifespan testing protocol

  • Bosch / BSH

    workhorse

    Stuttgart, Germany

Benchmark and 800 Series for owners who want quiet, reliable, German-engineered without going Miele

800 Series dishwasher at 42 dB is the quietest under-$1,500 unit you can buy.

  • KraftMaid

    workhorse

    Middlefield, OH (MasterBrand)

    Semi-custom framed and frameless cabinetry

Best price/quality in semi-custom for full kitchens. Plywood box upgrade is essential — we never spec particleboard.

  • Wood-Mode

    premium

    Kreamer, PA

    Custom American cabinetry

True custom — any size, any finish, any door style. The shop is back open after the 2019 pause.

  • Leicht / Poggenpohl / SieMatic

European frameless cabinetry for modern minimalism

Tighter reveals (2 mm) than any US-made line; the right call when 'flat-front European modern' is the brief.

  • IKEA Sektion

    value

    Sweden

Frameless cabinetry boxes — paired with semi-custom door fronts (Semihandmade, Reform)

On garage conversions, ADUs, and rental kitchens where the cabinetry budget is < $15k, Sektion + Semihandmade is unbeatable.

25-year limited warranty on Sektion frames

    premium

    Spain

Ultra-compact surfaces for thin (12 mm) waterfall edges

Zero porosity, heatproof to 500°F without sealer — the only material we'll spec for outdoor kitchen counters in LA sun.

MaterialLifespanInstalled in CABest forTrade-offs
Engineered quartz30+ years$80–$130 / sq ftMost LA kitchens.Susceptible to UV yellowing on south-facing islands — avoid in fully sunlit kitchens or specify UV-stable line.
Natural marble (Carrara / Calacatta)Lifetime if maintained$110–$240 / sq ftOwners who want patina and have realistic expectations.Etches on contact with lemon, vinegar, wine — every single time. Plan for honed finish to hide it.
Dekton ultra-compactLifetime$130–$220 / sq ftIndoor-outdoor pass-through counters; thin-edge modern.Susceptible to chipping on outside corners if installed without proper backing.

Specification gotchas we resolve before contract.

  1. 01

    Ventilation CFM ↔ make-up air.

Any hood > 400 CFM in CA triggers a make-up air requirement. We size hoods to the BTU output of the range and design the make-up air damper into the plan, not as an inspector-day surprise.

  2. 02

    Refrigerator depth & cabinet box.

A 'counter-depth' fridge needs a 25-inch deep cabinet run — most LA kitchens are 24. We catch this at design, not delivery.

  3. 03

    Outlet spacing per CEC.

Counter receptacles every 4 ft; islands now require at least one GFCI-protected receptacle accessible from one of the long sides without crossing a sink.

Los Angeles · Whole Home Remodel FAQ

Questions Los Angeles homeowners ask first.

Start an LA whole-home renovation brief. We'll review structural condition, MEP scope, historic review (if any), and a fixed-scope contract.

  1. What does a Los Angeles whole-home remodel cost?
Typical LA whole-home renovations run $400–$700 per square foot all-in. Hillside lots and historic overlays push higher.
  2. How long does an LA whole-home remodel take?
14–22 months brief-to-keys including design, LADBS permits, and construction.
  3. Do I need to move out?
Yes — gut renovations require vacancy. We coordinate with you on temporary housing timing.
  4. Can I add square footage as part of an LA whole-home remodel?
Yes — most of our LA whole-home projects pair a gut renovation with a rear or second-story addition under a single LADBS permit set and one fixed-scope contract.
  5. How do you handle historic or HPOZ review in LA?
We engage the historic board (HPOZ, Mills Act, or city-specific) at concept, not at permit. Exterior changes, windows, and roof material need their sign-off before drawings advance.
