Bay Area Seismic Retrofit Contractor. before the next quake, not after.
The Bay Area's seismic risk is well known — and the City of San Francisco's Mandatory Soft-Story Program has already put thousands of buildings under retrofit deadline. Berkeley and Oakland have parallel programs. We design and install seismic retrofits across the Bay: cripple-wall bracing, foundation bolting, soft-story moment frames and steel cantilever columns, and shear wall upgrades.

About Seismic Retrofit in Bay Area
We work with structural engineers specialized in the Bay's retrofit code paths, and we coordinate with tenants on occupied multifamily soft-story work.
What we resolve before drawings begin.
- 01
SF Mandatory Soft-Story Program
If DBI sent you a notice, you have a deadline. We work within SF's defined retrofit code path.
- 02
Cripple wall + foundation bolting
Pre-1940 single-family Bay homes: bolt mudsill, brace cripple walls with structural plywood. Highest-ROI seismic upgrade you can make.
- 03
Tenant coordination on multifamily
Soft-story on apartments is phased so tenants stay in place. We manage notice, parking, access.
Brace + Bolt eligibility resets every year. A $7k retrofit qualifies for a $3k state grant and a 20%+ earthquake-insurance discount through CEA — the math is unambiguous.
- California's Earthquake Brace + Bolt program offers $3,000 grants for qualifying pre-1980 single-family homes with crawl spaces.
- CEA (California Earthquake Authority) insurance discounts of 20–25% apply once the retrofit is documented per FEMA P-50 / CEBC Appendix A3.

Material tiers · what you're actually choosing between.
CA installed pricing · 2025| Material | Lifespan | Installed in CA | Best for | Trade-offs |
|---|---|---|---|---|
| Foundation bolting (5/8" all-thread or Titen HD) | Permanent | $3,500–$8,000 typical | Pre-1980 homes with continuous concrete foundations. | Requires crawl-space access; not feasible on slab homes. |
| Cripple-wall bracing (plywood shear panels) | Permanent | $5,500–$14,000 | Pre-1980 homes with > 4 ft cripple walls below first floor. | Adds bracing nails through existing wiring — we map before we nail. |
| Soft-story retrofit (multifamily) | Permanent | $60,000–$250,000 per building | Multifamily wood-frame buildings over open parking — required by LA Ordinance 183893. | Tenant noticing and engineering schedule drive timeline more than construction. |
Specification gotchas we resolve before contract.
- 01
Brace + Bolt eligibility window.
Brace + Bolt registration opens annually (typically Jan-Feb). Miss the window and you wait a year — we calendar this for clients.
- 02
FEMA P-50 vs. P-1100 documentation.
Grant + insurance discount require specific compliance documentation. We file the right form for the right program.
- 03
Soft-story is a different program.
If you own a multifamily over carports, your retrofit follows LA Ordinance 183893 — not Brace + Bolt. Different engineering, different timeline.

Bay Area · Seismic Retrofit FAQ
Questions Bay Area homeowners ask first.
Start a Bay Area seismic retrofit brief. We'll review the notice (if any), engineer the upgrade, and write a fixed-scope contract.
Does my SF building need a soft-story retrofit?
If DBI sent you a notice — yes. Generally: pre-1978 wood-frame multifamily with parking or commercial ground floor. We can verify your address. What does a soft-story retrofit cost?
Most SF soft-story retrofits $90K–$300K depending on size, frame, and restoration.Single-family cripple wall + bolting?
$6K–$20K typically. CEA Brace + Bolt grant often available. How long does a Bay soft-story retrofit take?
Most multifamily soft-story projects run 10–18 weeks on site after permit. Single-family cripple-wall and foundation bolting is typically 1–2 weeks. Can tenants stay during a Bay Area soft-story retrofit?
Yes — we phase the work so tenants remain in place. Most retrofit work is at the parking level or perimeter cripple walls, not inside occupied units.
Begin your projectin twenty minutes.
A short feasibility review of your lot — what you can build, roughly what it costs, and how long it will take. Free of charge. No sales call afterwards unless you ask for one.
