Bay Area Bathroom Remodeling Contractor. small room, big detail.
Bay Area bathrooms are deceptive: behind the tile sit old cast-iron drains, rotted subfloors, and waterproofing assemblies that were never built right the first time. We rebuild Bay Area baths with proper waterproofing assemblies, upsized drains where needed, and finish detail that holds up.

About Bathroom Remodeling in Bay Area
Most Bay Area bath remodels run $45K–$110K, with primary suite gut work pushing higher.
What we resolve before drawings begin.
- 01
Cast-iron drain replacement
Many pre-1960 Bay Area homes still have cast-iron stacks. We replace what's exposed during the remodel — not patch over corrosion.
- 02
Subfloor and joist condition
Tile that fails usually fails because the subfloor flexed or rotted. We expose, inspect, and address before new substrate goes down.
- 03
City permits for fixture relocation
Moving a toilet, shower drain, or vanity triggers city plumbing permits across every Bay city. We pull them so resale stays clean.
A bathroom remodel succeeds or fails at two specs: the shower waterproofing system and the brand of mixing valve in the wall. Everything else is finishes.

Material tiers · what you're actually choosing between.
CA installed pricing · 2025| Material | Lifespan | Installed in CA | Best for | Trade-offs |
|---|---|---|---|---|
| Porcelain large-format tile (24x48, 32x32) | Lifetime | $22–$45 / sq ft installed | Modern showers — fewer grout joints, easier to clean. | Substrate must be dead-flat (1/8" in 10 ft) or lippage shows hard. |
| Natural stone (marble, travertine) | Lifetime if sealed | $28–$60 / sq ft installed | Classic high-end masters. | Acidic cleaners etch; demand maintenance discipline from owner. |
| Cement / handmade zellige | Lifetime | $35–$80 / sq ft installed | Artisanal Mediterranean LA aesthetics. | Variable thickness — install only with experienced crew. |
Specification gotchas we resolve before contract.
- 01
Pre-slope under the pan.
Even bonded-membrane systems still need a 1/4" per foot slope under the membrane. We pour mud-bed every time — never a flat pan.
- 02
Curbless threshold structural drop.
A flush wet-room entry requires lowering the floor framing 1–1.5 inches inside the bathroom. We frame this in or recommend a low-profile linear drain when the joists won't take it.
- 03
Exhaust fan CFM ↔ door undercut.
CA code requires 50 CFM minimum continuous or 100 CFM on demand, and a 3/4-inch door undercut to provide make-up air. Skip the undercut and the fan starves.

Bay Area · Bathroom Remodel FAQ
Questions Bay Area homeowners ask first.
Start a Bay Area bathroom remodel brief. We'll review scope, waterproofing assembly, permit path, and a fixed-scope contract.
What does a Bay Area bathroom remodel cost?
Most Bay Area bath remodels land $45K–$110K. Primary suite gut renovations can reach $150K+.How long does a Bay Area bath remodel take?
5–9 weeks of active construction; 3–5 months brief-to-keys including design and material lead times.Do I need a permit for a Bay Area bathroom remodel?
Moving a toilet, shower drain, or vanity triggers a city plumbing permit. Like-for-like fixture swaps usually don't. We pull what's required so resale and insurance stay clean. Can you build a curbless or zero-threshold shower?
Yes — full bonded waterproofing (Schluter-Kerdi or equivalent), recessed pan, properly sloped substrate. This is how a curbless shower stays leak-free for 15+ years in a wet Bay Area winter. Can you remodel a second-floor bath without leaking the first floor?
Yes — we expose the subfloor, inspect joists, replace the drain, and install full waterproofing before any tile goes down. Most leaks in older Bay homes trace back to cast-iron drain corrosion at the floor flange.
