    LADBS permits over 30 inches or attached to house

    Decks more than 30" off grade, or attached to the house, require LADBS permits with structural drawings and inspections. We pull them.

  • 02

    Hillside footings and lateral

    Hillside decks need engineered footings (often caissons), lateral bracing, and slope-stability review. We commission the structural engineer at feasibility.

  • 03

    Ledger connection detail

    The most common deck failure mode is a ledger pulling away from the house. We use through-bolts with proper flashing, not lag screws into stucco.

    Ipe and thermally modified hardwoods carry the best long-term performance under LA's UV exposure. Capped composites are a strong second; pressure-treated is shortest-lived.
