Closeout is where most builders disappear. We treat it as its own stage with its own deliverables. You receive a complete project binder, every appliance manual and serial number, and a single point of contact for the 12-month warranty period.

Substantial completion walkthrough
We walk the unit with you and document every item — cosmetic, functional, or aspirational. The punch list is published the same day.

Punch list to zero
Two-week sprint to resolve every documented item. We do not request final payment until the punch list is signed clear by you.

Project binder & training
Bound and digital copies of as-built plans, permits, warranties, appliance manuals, smoke/CO detector specs, HVAC filter sizes, and a one-page operations cheat sheet.

Warranty & first-year check-in
12-month written workmanship warranty, manufacturer warranties on all installed equipment, and a 6-month and 11-month proactive check-in from our team.
LADBS & code references
- Final Certificate of Occupancy — kept in your project binder.
- Stamped as-built plans — required for any future remodel or sale disclosure.
- LADBS permit history — accessible by parcel for the life of the property.

- What is a Certificate of Occupancy and do I really need one?
- The Certificate of Occupancy (C of O) is the LADBS document confirming the ADU is legally inhabitable. It's issued at successful final inspection. Without it, the unit cannot be insured, rented, or disclosed as livable square footage at resale — even if it looks finished.
- Do as-built plans need to stay on file with LADBS?
- LADBS retains stamped as-built plans against your parcel for the life of the property — they're searchable by APN through the city's permit history portal. We also deliver a bound and digital set in your project binder so you have your own copy for resale or future remodels.
- What does your 12-month workmanship warranty actually cover?
- Defects in our installation or workmanship — framing, finishes, MEP rough, sealants, weatherproofing — for 12 months from C of O. Manufacturer warranties on installed equipment (HVAC, appliances, fixtures) run on their own clocks and are documented in the project binder.
